The Appraisal Process

What Is Appraisal?

Many property insurance policies contain an appraisal provision that provides a process for resolving disagreements over the amount of loss. When properly invoked under the policy, appraisal allows the parties to obtain an independent evaluation of disputed damages and repair costs without necessarily resorting to litigation.

STEP 01

Appraiser Selection

Each party selects an appraiser in accordance with the policy's appraisal provision. The appraisers independently evaluate the disputed scope of damage and amount of loss.

→

STEP 02

Umpire Selection

The appraisers select an impartial umpire in accordance with the policy. If they cannot agree on disputed items, those differences may be submitted to the umpire for consideration.

→

STEP 03

Appraisal Award

An appraisal award is generally established when two members of the appraisal panel agree and sign the award, subject to the policy terms and applicable law. Coverage questions may remain separate.

WHEN APPRAISAL MAY BE APPROPRIATE

When to Consider Appraisal

Appraisal is a contractual right under most property insurance policies. If any of these apply to your claim, it is likely time to invoke it.

Disputes over scope or value of loss

Your estimate and the carrier's estimate differ significantly, and neither side is willing to move.

Underpaid estimates from the carrier

The insurance company's settlement offer falls well short of what it would actually cost to restore the property.

Stalled negotiations

Direct back-and-forth with the adjuster has stopped moving forward, and you need a structured, time-bound resolution.

Significant scope differences between parties

The carrier's scope of loss omits major damage items that you believe are covered under the policy.
